My Property Box has acquired the residential sales and lettings arm of H&H Land & Estates, giving the estate agency an established presence in Kendal and expanding its operations across Cumbria.
The deal also covers branches in Carlisle, Penrith and Cockermouth. My Property Box said the acquisition takes it into the North West for the first time and makes it one of the county’s largest estate agencies.
Existing team to continue serving clients
For customers using the former H&H residential sales and lettings business in Kendal, the immediate change of ownership is expected to come with continuity of staff. H&H director of sales and lettings Pauline Carrera-Silva and branch manager Paul Doyle will transfer to My Property Box, along with the existing team.
That means the business will continue to operate with staff who already have local knowledge and established relationships with clients. My Property Box said customers would continue dealing with the same local team, supported by its wider resources and expertise.
H&H Land & Estates will retain its land agency and rural property operation. That business will continue across the North of England and southern Scotland, while the group reshapes its focus around agriculture and the rural economy.
18th acquisition in seven years
The purchase is the 18th acquisition made by My Property Box in seven years. The group’s expansion has been supported by a multi-million-pound investment secured from BGF in 2024.

Richard Rankin, chief executive of H&H Group plc, said the sale formed part of the continuing growth and realignment of H&H Group. He said the company was bringing its businesses together while increasing its focus on agriculture and the rural economy.

Rankin also described My Property Box as a successful and ambitious regional business, saying the company would provide the residential division with a platform to develop. He thanked the sales and lettings team and wished them success under the new ownership.
