House prices across Westmorland and Furness rose 11.1% in the year to June 2026, making it the joint fourth-fastest increase among England’s 295 local authority districts. The average reached £230,066, according to the latest UK House Price Index from HM Land Registry.
For Kendal residents, however, the headline figure needs careful reading. The index covers the entire Westmorland and Furness council area, which includes the former South Lakeland, Eden and Barrow-in-Furness areas. It is not an average for Kendal alone.
How fast did prices rise?
The annual increase was far above the 1.8% recorded across England. Westmorland and Furness prices rose six times faster than the national figure, and faster than neighbouring areas including Cumberland, where prices increased 6.9%, Lancaster at 4.9%, and North Yorkshire at 3.1%.
North Yorkshire remained more expensive overall, with an average price of £270,569. The average in Cumberland was £172,036, while the North West region stood at £219,922 and England at £293,262.
The £230,066 average in Westmorland and Furness was only £248 below the area’s record of £230,314, set in November 2024. That suggests prices have largely recovered from their recent fall, rather than moved far beyond their previous peak.
Why the annual rise looks so dramatic
The comparison is with June 2025, when the area’s average price was £207,080. That was a 5.0% annual fall and the lowest point in a downturn that began in spring 2025 and continued into the following winter.
As recently as March 2026, the annual change was still negative at 3.7%. The latest result therefore reflects both a genuine recovery and the unusually weak comparison point from last summer.
HM Land Registry published the June index on 19 August 2026. The figures are revised as more information becomes available. For example, the May 2026 average was initially reported as £227,987, with annual growth of 6.8%. In the latest monthly file, it was revised to £226,980 and 6.3%. April’s figure was revised down by £2,045.
What the figures mean for Kendal buyers and sellers
Across the council area, terraced homes recorded the largest annual increase, rising 12.0% to an average of £186,366. Semi-detached properties rose 11.6% to £249,512, detached homes increased 10.5% to £391,284, and flats or maisonettes rose 7.9% to £133,604.
The average first-time buyer property was priced at £192,798, up 11.5% in a year. The increase was £19,842 compared with the previous year, placing additional pressure on buyers saving for a deposit. Former owner-occupier homes averaged £274,015, an annual increase of 10.8%.
For sellers, the data indicates a stronger market than a year earlier, although the average has only just returned to its late-2024 level. The source advises that a 2024 valuation may be a more useful guide than simply adding 11% to a 2025 valuation.
Homeowners considering remortgaging may also wish to check whether the change in value has moved them into a different loan-to-value band. That could affect the mortgage products available to them.
The Kendal figure is different
Westmorland and Furness was created in April 2023 by combining South Lakeland, Eden and Barrow-in-Furness. The area includes very different housing markets, from coastal Barrow to the Eden valley and the south Lakes, including Windermere.
The official index uses a mean average rather than a median. That means a small number of high-value sales can push the result upwards. It is also modelled to account for the mix of property types sold each month, rather than being a straightforward count of completed transactions.
For Kendal itself, the closer local measure was a median completed sale price of £249,000 across 440 sales in the 12 months to 30 June 2026. The highest recorded sale in the Kendal postcodes during that period was £4.5 million in Crook.
The Lakes parish, covering Ambleside, Grasmere and Elterwater, recorded a median of £385,000. These local figures were matched sale by sale to civil parishes rather than reported by postcode district.
